our air vent hose, dryer, has a little water leaking slowly from joins, is this normal? we also notice a LOT of water drips from the dryer vent on our balcony, over the patio door. we put a bucket under it. we empty it once a week. we clean the dryer lint traps, both, run the booster fan and still have this. faulty design / common problem?
any fixes?

Forum category: Hidden / How To's
Forum thread: air vent hose dryer

I just wanted to give thanks to our Strata Council for their efforts on a very successful BBQ. It was really nice to meet other residents after living here a year: it is very difficult to interact with our high rise security and busy lives. I have lived in a number of condos and been on Strata Council on one (as President), and we are very well served. All of the owners should be really thankful that we have volunteers so dedicated to protecting our investments. (No one paid me to say this…)

Thanks again!

Forum category: Hidden / General Discussions
Forum thread: Thanks for the BBQ

I have complained to the police when it has been out of control, which is rare. (by out of control, I mean dope, beer and noise on the street). I would like the police to do checks once in a while. I am sure they break their licensing parameters a lot. They have been here a long time, so I guess the police are a bit numb to them, as long as nothing major erupts.

Forum category: Hidden / General Discussions
Forum thread: bullys music studio

I have asked the Strata Council to have a vote at the AGM in October to amend our current bylaw to allow two small dogs or cats. The wording has been left up to them, but I suggested something like two small cats or dogs under 25 pounds. Please come to the AGM and vote if you want this changed (or not).

Forum category: Hidden / General Discussions
Forum thread: pet bylaw

Hi,

While a cross over does technically diminish security on said floors, it is a requirement of the BC Building Code and must be adhered to. For that reason, we have installed Door Alarms on said cross over floors to alert residents on said floors when their doors have been opened/used. That should help increase security.

Forum category: Hidden / General Discussions
Forum thread: fire alarm last night march 17 2011

I recently started using coupons to save money. Now that I see how far I can stretch my dollar I'm ready to start regular donations to various charitable orgaizations (food bank, women's shelter, United Way, etc). I don't need money, but what I really need are more and more coupons. The more I can get, the better I can do. Coupons are everywhere…the best coupons often come in newspaper inserts (SmartSource, RedPlum, BrandSaver) on Saturdays. They come on cereal boxes, in stores, magazines (Canadian), attached to products, stuffed inside products…etc.

I am hoping to donate items that are really useful. Diapers, wipes, soap, razors, shaving cream, pain relievers, vitamins…etc.

What I'm asking for is your unwanted coupons. If you have any that you could offer me regularly (or not) please let me know and I'll come get them from you.

Thanks!

Forum category: Hidden / General Discussions
Forum thread: I want your coupons

5. Don't allow your front door to slam shut everytime you enter/exit your suite. Some of us live in the smaller suites in the building, and we can hear (or feel vibrations from) any noise or distrubance in the hallways from anywhere in our suite.

6. Relax. Letting someone into the building behind you should be viewed as being neighbourly and not as a security threat. It's pretty easy to tell when someone belongs in the building. After all, if they don't have a fob, they're not going to get very far. Holding the door open for me when I have 6 bags of groceries in my hands is a nice gesture. The more secuirty this building has, the more I don't want to get to know anyone.

Forum category: Hidden / General Discussions
Forum thread: how to be a good neighbour

1. don't play any media equipment so loud your neighbours have turn their tv up to hear it over yours.
2. especially don't play your music loud on the patios. loud enough for you to enjoy, but not loud enough for me to not enjoy.
3. and despite the nature of this post, be forgiving of your neighbours. maybe they smoke outside and you don't, maybe their dog is a bit yappy… we all have to live together.
4. try and look out for each other, but leave each other in peace.

:)

Forum category: Hidden / General Discussions
Forum thread: how to be a good neighbour

It is past 1130pm right now and they just turned off their music. This is completely unreasonable. I do my best to be quiet and respect my neighbors, I see no reason why they can't do the same. Especially with it being long past our building's quiet hours.

Also, as far as I can tell they still haven't put any padding under their weights as I still get to hear them drop daily.

Forum category: Hidden / General Discussions
Forum thread: Gym Noise

Yes I’m not bothered by the jamming so much either, it’s fairly muffled, but the crowd that hangs out in front, especially in the summer, but all year long as well, are extremely inconsiderate. It’s not just talking but it’s talking loudly, yelling, and a lot of swearing as well. It sounds like it’s right up in my living room and I’m on the 12th floor.
I did call them and complain once, but maybe there’s something more we can do.

Forum category: Hidden / General Discussions
Forum thread: bullys music studio

Having a gym downstairs would be great if I couldn't hear them every day. If they weren't so disruptive I'd have absolutely no problem with them…. but they are. They're also slow to fix the problem with the dropping of weights.

During presales for the building I was told that they had a law firm lined up for that space. That would have been much quieter.

I really got a kick out of the building "special" that we were all offered of getting to pay $20 to join the gym.

Forum category: Hidden / General Discussions
Forum thread: Gym Noise

Hi,

We have found out from a fellow resident that you can buy new fans at DDK Ventilation at 1540 Booth Street in Coquitlam. They can be reached at 604-523-6135. The fan you need is the Carnes VCDK009C that is about $80 plus tax.

It seems to be a common issue that can't easily be repaired within the fan itself.

Forum category: Hidden / How To's
Forum thread: bathroom vent fans

I love having the gym in the building. Granted, I'm far enough away that I can't hear them. But IMHO it's the best thing to put in a retail spot under our building. $20 per month for a full gym right downstairs? It's perfect. I hope the strata council doesn't do anything stupid to make them leave.

Forum category: Hidden / General Discussions
Forum thread: Gym Noise

The previous owners in my unit did seem to have alot of condensation and there is damage to the window sills. I have my fan's running for all showers and washes, and open the windows for short periods of time to air out the moisture. I no longer have this issue.
I to have installed curtains (thick, Ikea, beige in colour, light blocking) in my bedroom. It definitly feels like less draft when they are closed. Just be carefull when intalling a curtain rod that it's far enough away from the Blind bracket - so that you can still take the blinds out for cleaning. I didn't, and now can't get my blinds taken down in that room unless I un-install all my curtain rods!
I would like to say that, yes, the strata here is amazing. They are on top of things and work hard!

Forum category: Hidden / General Discussions
Forum thread: curtains

I live right beside the gym and hear it EVERY DAY. I have their front desk number and call them regularly to complain about people dropping the weights. I highly recommend other residents do this as well. The patrons of F.E. need to learn to be more respectful. I have also called the city and as the problem of noise is within our building it has to be dealt with from within. The city can only step in if the noise is coming from another building.
The changes that are being made to padding the weights is susposed to take place next week. However they have said nothing about moving the weights or adding extra floor mats etc.

Forum category: Hidden / General Discussions
Forum thread: Gym Noise

Hi All,

We, the Strata Council, discussed this issue at the last meeting. From that meeting, we wanted to give you the following updates:

Stairway Security - as touched on by numerous people/residents, there is no easy solution to giving keys to access the stairwells. There is an obvious security concern since people could then access any floor and thus invalidate the security achieved by having access only to your own floor. Additionally, there would then be a responsibility for ensuring the keys are collected when people move in/out - which is likely to ever be done with 100% accuracy and could result in keys being lost, etc.

Fob Access - this solution, while a potential solution, is also a very costly solution. To implement this we would have to run about 30 additional cables down each stairwell since each "fob reader" has to have its own cable to the control unit. Then, from there, we would have to install fob readers on every floor.

Now, the above being said, we most certainly understand the concern. Unfortunately, when the alarm occurred the Strata Council member that knew the most about how to return the elevators to regular service (after it was discovered it was a false alarm) was not in the building. That being said, the Strata Council did "cross training" this week to ensure that all members of the council now know how to return the elevators to service and where extra keys are in the building to enable faster access back to the building. Hopefully these steps, while not providing the ideal solution proposed here, helps to deal with the core issues of not being able to quickly return to your units after a false alarm has been detected.

Also, for your reference, the emergency exit stair wells have, in a fire, something called "negative pressure" that greatly eliminates the ability for smoke to enter the said stairwell. However, if smoke does ever enter a stairwell, there are cross over floors (on the 1st, 6th, 11th, 17th and 22nd floors) where people can open the doors (they are unlocked; however, they do have alarms on them given this fact) to move to the other stairwells.

Forum category: Hidden / General Discussions
Forum thread: fire alarm last night march 17 2011

Hi,

We, the Strata Council, discussed this issue and unfortunately there are no easy fixes to this issue. This is because once a building is built it is very hard, if not impossible at a reasonable cost, to add central air conditioning. Furthermore, even if it was added, it would only cool the hallways and not the actual units.

You, as an owner, are allowed to purchase portable air conditioners that may help. As long as no changes are made to the outside appearance of the building, the Strata Council does not "care" directly if you have a portable air conditioner within your unit. That being said, you should be aware that they are very energy hungry and will drive up your individual unit's electrical costs.

Forum category: Hidden / General Discussions
Forum thread: AIR-CONDITIONING

I understand security is an issue, and the doors need to remain locked for the public. Still, why couldn't residents have access to the stairs? Each resident already has access to their floor through the elevator, why not through the stairs as well?

Forum category: Hidden / General Discussions
Forum thread: fire alarm last night march 17 2011

that is scary. i hope this is not widespread! imangine if it had malfunctioned indoors OMG. the stairwells being un accesable was very very troublesome. in fact, i would use the stairs more, to go up, if we could. save on the elevator waits for those who live high up. but again, i doubt anything will change. we can talk all we want, but the stairwells must be locked for a vaild reason, even if we find it troublsome at times, we have to do what works for the majority of people, and for security, i assume.

Forum category: Hidden / General Discussions
Forum thread: fire alarm last night march 17 2011

our last place was a very very warm condo: we used a portable a/c unit. not cheap. vented outside. was not cool, but took the edge off. are we allowed to use such units? i highly doubt we will get central a/c, nor do i think strata will approve anything but the most discrete units..which cost a lot more.. but.. a good time / place to share ideas. we used to keep a tub of cold water at all times and take a dip and go back to bed.. whatever we could till the heat broke.
is the pool cool in the summer? is it much used at night?

Forum category: Hidden / General Discussions
Forum thread: AIR-CONDITIONING

First of all thank you for bringing this subject to everyone's attention, now is the perfect time to start to deal with this issue.
We have tried multiple types of fans over the years, but none could contend with the heat in our suite.
We checked out multiple air conditioners, but as they all had to vent out of the suite, did not even give them a try.
We too would be very interested in finding a solution to the problem.

Forum category: Hidden / General Discussions
Forum thread: AIR-CONDITIONING

I heard from the firemen working the elevator that the alarm was caused by a sprinkler going off on a 12th floor balcony. Also, did anyone else feel it was a bit much to have all the stair doors locked? There was no way to access any floor with the elevators shut down due to the alarm. FOB or key access to our floors from the stairwell would be nice even outside of an emergency.

Forum category: Hidden / General Discussions
Forum thread: fire alarm last night march 17 2011
