our air vent hose, dryer, has a little water leaking slowly from joins, is this normal? we also notice a LOT of water drips from the dryer vent on our balcony, over the patio door. we put a bucket under it. we empty it once a week. we clean the dryer lint traps, both, run the booster fan and still have this. faulty design / common problem?
any fixes?

I just wanted to give thanks to our Strata Council for their efforts on a very successful BBQ. It was really nice to meet other residents after living here a year: it is very difficult to interact with our high rise security and busy lives. I have lived in a number of condos and been on Strata Council on one (as President), and we are very well served. All of the owners should be really thankful that we have volunteers so dedicated to protecting our investments. (No one paid me to say this…)

Thanks again!

I recently started using coupons to save money. Now that I see how far I can stretch my dollar I'm ready to start regular donations to various charitable orgaizations (food bank, women's shelter, United Way, etc). I don't need money, but what I really need are more and more coupons. The more I can get, the better I can do. Coupons are everywhere…the best coupons often come in newspaper inserts (SmartSource, RedPlum, BrandSaver) on Saturdays. They come on cereal boxes, in stores, magazines (Canadian), attached to products, stuffed inside products…etc.

I am hoping to donate items that are really useful. Diapers, wipes, soap, razors, shaving cream, pain relievers, vitamins…etc.

What I'm asking for is your unwanted coupons. If you have any that you could offer me regularly (or not) please let me know and I'll come get them from you.

Thanks!

Hello,

I'm wondering if anyone else in the building is disturbed by the noise created by this business. I'm newer to the building (I moved in this fall) and find the thumping of the techno music and the clunking of dropped weights very annoying. The level of noise varies of course depending on the time of day and how busy the gym is. I also think different employees play the music at different volumes. I read the Key Rules & Bylaws on this site and am curious as to why this business is not required to follow the posted quiet hours of 10pm to 7am.

I know there are a limited number of units that neighbour the gym, but I'm interested to see if anyone else has any comments.

Thanks,

Angela

We got a notice on our car today from another owner in the building (our next door neighbour actually, except they don't know it's us) stating that we're parked in their spot when we've been parking in that spot for the last 3 years (Sept 07).

Supposedly they had an issue with their spots and Onni had told them that one of our spots can be taken by them. Well we have the paper work that came with our unit and it clearly shows the spots are ours plus the next door neighbour bought their unit after ours. I've just sent them an email with all our supporting documents.

Now this isn't the first time, I've heard of parking problems with Onni in this unit, who else has had this type of problem and how was it resolved?

good day.
for responsible pet owners, it seems a very sad bylaw where only 1 pet is allowed. most pets are alone for the work day, as regretfully we don't all have the funds to permit us to stay home. having 2 pets allows them to keep each other company, and not be so lonely.
i think have noise and spay / neuter and waste rules very important, but for the most part i doubt whether one or two pets will make these kind of owners (who disobey) much differnt. allowing 2 pets would be a kindness to the animals.
i know people will argue not to get a pet if you work, but that also seems very harsh and judgemental. i hope the responses to this are posted with thought, and respect. i feel very strongly that pet owners should be VERY considerate and thoughtful in regards to their animal friends.

yours, a very responsible pet owner,
bt

Even a 12-4 for floors 1-10 would have been nice. And special thanks to Ben for opening my closet and looking inside. I didn't read about that in any of the notices posted. I wonder what he would have done if I wasn't home…

I would just like to point out how stupid it is that there are no parking spaces available for tenants to rent. I'm a renter in the building in a family that has two cars. The owner of our suite only provides us with one spot. So what about the other car? And when there are tons of spots on p2 being used b Fraser Health. Why the eff does Fraser health get to park in our building when residents have nowhere to park?

Does anyone have any more information on this 'drug and bomb sniffing' dog training that is going to happen in our building? While I don't dispute that apartment buildings are a great place to train dogs, why weren't the residents given a choice, and why is there so little information? When is this happening, for HOW LONG, are we going to be visited by police and their dogs in our homes to 'train' them?

If there is a problem in our building I think there are better ways to deal with it than to bring in dogs. I can't stand dogs (no offense to those in the building that have them and keep them on leash, that's fine) and I don't want to be bumping into a cop and a dog every time I leave my home.

I have been living at The Point since summer 2009 in a 1200 sq. foot unit. I have found that my electric utility bills from New West have been ridiculously high.

My bill for Oct/Nov was near $250 (WAY higher than Aug/Sep). After seeing this, my spouse and I tried hard through Dec/Jan to conserve power. We have only been running two baseboard heaters (at 18-19 degrees) and occasionally using the fireplace. In the other rooms we keep the baseboard set at 12-15 degrees unless the room is being used (which isn't too often). I wouldn't say our place has been warm either, we quite often have to bundle up. Today we got the Dec/Jan bill and it's even higher than Oct/Nov. There are no illegal activities going on here, and we aren't operating a business from home or anything. We've been keeping our blinds closed to reduce heat loss, trying to unplug chargers, washing with cold water, etc.

We do have more than one sliding glass door, which are heat sinks, but I can't think of any other differences between the 1200 sq. foot units. Is anybody else in a similar unit (or any unit, for that matter) getting very high electric bills? Thanks for your help!

Is anyone else tired of strata council wasting paper to complain about people making too much noise for the 1st floor residents?

First it was "be quiet when waiting for the 1st floor elevator" and now it says to "be quiet in the weight room." There was even some talk at the strata annual meeting about limiting the hours in the amenities rooms for these people. There are something like 150 units in this building and I for one am tired of the hand full of 1st floor people complaining about the noise. You moved on the first floor so don't complain about hearing people in their day to day activities. THIS IS OUR HOME. So deal with the noise or move out.

I don't see weekly notices about people on the other floors who live near the elevator doors complaining about the elevator noise. Why is this? Probably because they EXPECT to hear the elevator because they knew the elevator was there when they moved in.

To the people on the 1st floor. DEAL WITH IT OR MOVE OUT. To the strata council "QUIT CATERING TO THE MINORITY 1st FLOOR OWNERS."

However, someone has there personal belongings there with an original Onni lock on the locker. There must be some confusion with Onni as to which unit is entitled to this storage locker. If you are currently using this locker could you please respond to this thread and contact Robert at Baywest or Brittany at Onni customer services so that we can be reassigned a new locker.
Pulling out of the parking garage today I was waiting for the gate to Carnarvon to close (as it was after hours) and was confronted by other tenants. They pulled up behind me and rudely honked at me and then yelled to "hurry the eff up! GO!" while I was following protocol to keep our building "secure". My passenger turned around, as we're not used to being spoken to in this manner, and we were confronted again with "Oh look, he's looking at us, what are you looking at? I'll kick your effing ass."

I'm asking strata, in lieu of the recent robberies, that tenants like this be removed underground parking privileges indefinitely. If they don't like that I stop to wait for the gate to close, you can guarantee they never stop; and if they have such little respect for everyone's property, they shouldn't have access to it.

I don't need to pay to live in a secure building and then have my physical well being be threatened for trying to keep the peace. Do you?

I think that we, as residents and owners, need to contact ONNI and put the pressure on. This is ridiculous; there is no reason for ONNI to be delaying these repairs to the pool and hot tub, other then it is just not convenient for them.
Does anyone have a contact number for ONNI, maybe one that goes up to the top of the ladder. I think if we all flood their phone lines, voice mail boxes, and even emails, we might be able to see some action. We are paying a large amount in strata fees for the upkeep of both pool and hot tub with the intentions of being able to enjoy them. This is enough, it has been too long for us to still see nothing being done.

Lets put the pressure on!!

Who else thinks that's ridiculous? Hell, we might as well rename our building as the Salvation Army building and get some revenue from sponsorship.

Onni can go to hell as far as I'm concerned, I hope their business falters in this new housing market now. I'm fed up with their arrogance and overall level of customer service. This is further indication, that the buck is their bottom line and not anything else. I will not say one good thing about Onni if anyone asks, and I suggest everyone fill out the customer service award survey from the Canadian Home Builder's Association we got in the mail the other day.

I hate to see anyone's business falter, but I for one do want a business like this in our building. It brings people that may not have the best of intentions and makes the building look bad. I say everyone boycott these businesses.

Hi there,
as we all know by now, our cost of keeping the building running and well, will go up with our new imposed maintenance fee,( we will have to vote on )

My suggestion is to keep the maintanance fee on current level, and just pay for the deficit twice a year.
That way it will not look so ugly in the books, if anyone decides to sell there unit, it makes it more attractive
for buyers.

I belive there are also a few ways to save us all a lot of headache, for example :
- we can switch the chemicals for the pool and make it a salt-water pool that way we not only have
a healtier pool, but it also saves a lot of money
- change all the lightbulbs in the building to Energy efficient
- restrict use of Pool, Sauna, Gym….etc for owners only( owners just care more about it)

what do you think???

As our first year soon comes to an end the opportunity becomes available to seek quotes and interview potential property management companies; it is one way to be completely satisfied with our property management company for the Point.
This would be to ensure we are paying the best possible dollars for the best possible services; it would be a prudent decision to take the initiative when it becomes available to the council at this time because the AGM is in the coming months.

This is a common practice by strata councils from time to time.
When the strata was formed we were unable to choose our property management company because it was assigned to us. Perhaps we/you are completely satisfied with the cost and service, which is grand but without further consideration of other companies we may never know if we are paying more or less than necessary or getting more or less than we pay for.

Here are a couple of recommendations:

http://www.crossroadsmanagement.ca/ a newer company

http://www.quaypacific.com/ a New Westminster company

I am sure other residents may have some very good suggestions as well if strata council is interested in pursuing it further.

So, who was frustrated over not having a key to our own stairwells? Does anyone know why this is? Is it to be upgraded soon and residents on the floors to get keys?

whoever is writing the weekly bulletins really needs to double check what they write before they post. the most recent bulletin has the word 'parade' written instead of 'parkade'. also, the heading 'celebration of light fireworks' is written twice (the first should be a different heading since the subject is regarding pets). grammar is off as well, not just on this bulletin but on others as well.

Hi,

I'm in an 01 unit and my unit has smells coming in from the Telus connection area and in my bathroom. Anyone else experiencing this in their units?

Thanks.
